Criminal history, eviction history, employment verification, and identity verification results when applicable.
Credit Information: Credit scores and reports obtained through third-party agencies (TransUnion, Checkr, RentPrep). Used only for tenant eligibility assessment, shared with landlords only as summary screening results, retained per applicable credit reporting laws, and subject to FCRA requirements.
Payment Information: Payment methods are processed through Stripe, Inc. We do not store full payment card numbers. We retain payment metadata including transaction IDs, amounts, dates, and billing address.
Location data may be collected when you enable location services, use location-based features, or verify property proximity. Used to match users with local services, verify proximity, and support safety features. Location services can be disabled at any time in your device settings.
Property details, lease information, maintenance request history, and inspection data where applicable.
Tenants may voluntarily submit photos for optional Home Wellness Check features. These submissions are not inspections, do not affect rent, lease renewal, eligibility, or maintenance priority, require explicit opt-in consent, and are not shared with landlords unless the tenant initiates a maintenance request or provides explicit consent.
Messages sent through the app, support correspondence, feedback, reviews, and participation in social audio rooms.
App usage patterns, session duration, feature usage, device information, IP address, and user agent information collected through Firebase Analytics.
Crash reports, error logs, and performance metrics collected through Firebase Crashlytics and Firebase Performance Monitoring. This includes device model, OS version, app version, and diagnostic context (memory usage, battery state, disk space at time of error). Used solely for debugging and improving app stability — never used in housing or eligibility decisions.

Landlords receive screening summaries, application status updates, maintenance information, and property-related data. Landlords do not receive raw SSN data, raw credit reports, health data, or voluntary wellness images without explicit tenant consent.

We may disclose information to comply with applicable law, court order, or government request. In the event of a merger, acquisition, or sale of assets, users will be notified of ownership changes and their data will remain subject to this policy or a materially equivalent successor policy.
PTI uses automated tools and AI (Agent Zero) to support tenant-landlord matching, maintenance routing, security monitoring, analytics, content moderation, and informational summaries.
AI outputs are informational only. They are non-binding, subject to human review on request, and not used as the sole basis for housing, credit, or legal decisions. PTI complies with HUD's May 2024 guidance on AI use in tenant screening and the Fair Housing Act.
Before automated decision-making technology influences a consequential housing decision affecting your account, you will receive an in-app notice describing its use and the principal factors involved.

California residents have the right to know, delete, correct, opt out of sale/sharing, and limit use of sensitive PI. PTI does not discriminate against California residents who exercise these rights. You may authorize an agent to submit requests on your behalf. Submit CCPA requests to perfecttenantinnovation@gmail.com with "CCPA Request" in the subject line. We respond within 45 days (extendable by 45 days with notice).
Virginia residents have the right to access, delete, correct, and obtain a copy of personal data; to opt out of processing for targeted advertising and profiling in decisions with significant effects (including housing decisions); and to appeal our response to a privacy request. Submit requests with "Virginia Privacy Request" in the subject line.
Colorado residents have rights similar to Virginia residents. PTI honors the Global Privacy Control (GPC) signal as a valid opt-out of processing for targeted advertising. Submit requests with "Colorado Privacy Request" in the subject line.
Texas residents have the right to access, correct, delete, and obtain a copy of personal data; to opt out of targeted advertising, sale, and profiling in significant decisions. Before processing sensitive personal data of Texas residents (precise geolocation, background data, financial data), PTI obtains affirmative opt-in consent. Our services are not intended for users under 18 years of age. We do not knowingly collect personal information from children under 18. If we discover that we have inadvertently collected such data, we will delete it promptly. If you believe we have collected information from a minor, contact us immediately at perfecttenantinnovation@gmail.com.
PTI is based in the United States. If you access our services from outside the United States, your information will be transferred to and processed in the United States or other countries where our service providers operate. We use appropriate safeguards — including standard contractual clauses where required — to protect internationally transferred data in accordance with applicable law.
Our website and app use cookies and similar technologies to maintain sessions, analyze usage, improve services, and personalize experiences. We use Firebase Analytics (first-party, same-app only) for in-app analytics. We do not use third-party advertising networks or cross-app tracking technologies.
You can control cookie behavior through your device and browser settings. The app honors Global Privacy Control (GPC) signals as a valid opt-out for applicable state law purposes. Disabling certain tracking may limit platform functionality.
Home Wellness Checks: Voluntary, opt-in only. Not inspections. Do not affect housing eligibility. Photos not shared with landlords without tenant-initiated action or explicit consent.
PTI Vitals: Optional wellness features require separate opt-in consent. Health-related data is never shared with landlords or used in housing decisions. PTI is not a medical provider and does not provide medical advice.
PTI prohibits use of platform data or administrative actions to retaliate against any user for opting in or out of optional features, exercising any privacy right described in this policy, requesting data deletion or correction, or filing a complaint with PTI or any regulatory body. Violations by landlords or other users may result in account suspension or termination.
We may update this policy periodically. For material changes, we will update the "Last Updated" date, increment the version number, and notify you via in-app notification and/or email before changes take effect. Continued use of PTI services after the effective date constitutes acceptance.

Social Features
Social audio rooms transmit live audio to all participants. Audio is not recorded by default but may be logged for moderation purposes where required by law or platform safety policies. Users may leave a room at any time. Hosts may moderate rooms and remove participants. Participation is voluntary.
